Temporary utilization of empty commercial properties

Empty commercial real estate has a significant negative impact on a city’s economy and society. Our goal is to utilize these spaces through temporary rental solutions, which range from a day to three months, including pop-ups, exhibitions, and one-off events. We primarily focus on commercial spaces located on the ground floor of residential buildings. However, our solution can also be applied to other types of spaces, such as those originally designed for offices.

To facilitate this, we will introduce a website platform that could eventually be developed into an application. This platform will act as a bridge between owners of vacant commercial spaces (lessors) and small businesses and organizations (lessees) interested in short-term rentals. On the platform, lessors can list their vacant spaces, and lessees can search for spaces that meet their needs.

The platform will feature a wide range of filters, including price, location (via map), property style (minimalist/luxurious), and availability (in calendar format), among other indicators, to help create the perfect match between empty spaces and potential tenants. Additionally, potential visitors will have access to the platform, where they can view upcoming pop-ups and events, including their times and locations.

We understand that the growing number of empty spaces is largely due to economic downturns, a challenge beyond our control. However, we see significant potential in temporary renting as a win-win solution for everyone involved. This approach fosters and promotes innovation and experimentation for new business opportunities. Both space owners and small businesses benefit: the space is utilized purposefully, and the owner earns income, while businesses have the opportunity to test their ideas, products, or services without incurring high costs or making long-term commitments. If the business proves successful, it may transition from temporary to permanent.

Additionally, these businesses may require workers, providing job opportunities within the community. Pop-up experiences can serve as vibrant hubs for social interaction and collaboration. Visitors and locals can support small businesses and artists through curated pop-ups featuring unique products, handcrafted goods, and interactive experiences. The government and city also benefit from property rental taxes, VAT on goods and services, and other economic contributions.
